As a commercial property owner it may be necessary from time to time to conduct surveys or inspections of your property.
This could be for a number of reasons – if you are planning on developing you property, need a valuation survey for selling your property or ascertaining the lease value, or specific reports for energy performance, hazard management or dilapidation audits. Our professional department can advise you on the relevant and required surveys and reports that may be necessary for your property.
The surveys and reports which Durlings provide or arrange include:
- Valuation Surveys – we are registered valuers with the RICS Valuers Registration Scheme and provide commercial property valuations.
- Building Reports – recommend for all property transactions – be it if you are purchasing or leasing, where a Schedule of Condition may be prudent.
- Energy Performance Certificates – EPCs are required by all commercial properties that are marketed, purchased or leased. Certain exceptions apply – contact us to discuss.
- Asbestos Reports – we can arrange inspections to provide recommendations regarding the removal or management of asbestos and other hazardous materials
- Lease and Floor Plans – we can arrange for floor plans and lease plans to be prepared?
- Dilapidations – a schedule of dilapidations identifies the current state of disrepair of your property when reaching the end of the lease term[/frame]
